Erika A. Kellerhals is a St. Thomas attorney who sat at the formation end of Jeffrey Epstein’s United States Virgin Islands entity network. She and two colleagues incorporated the companies that took title to Little Saint James and to 9 East 71st Street; her firm was their first resident agent; she notarised the deed that moved the island into a territorial corporation; she became an officer and trustee of Epstein’s Virgin Islands foundation; she signed as an acting trustee of an Epstein trust from 2014; draft agreements for the purchase of Great St. James named her as a broker at a percentage commission; and in July 2019, eleven days before he died, she signed a series of annual reports to the territory’s registry as “Attorney in Fact” on his behalf.412136789

She is named on thirty pages of this wiki and has had none of her own. The pages that name her describe a network of corporations, trusts and filings; this page is about the person who made them, who instructed her, and what she did afterwards.

Nothing on this page is a finding of wrongdoing.

The name, and why the count was wrong

The commission that produced this page carried a figure of 3,925 documents. That is exactly what the phrase "Erika Kellerhals" returns on the authoritative index route, and it is 21 per cent short of the floor.11

The shortfall has three causes, and each is a mechanism this desk has recorded before.

The middle initial is a separate population, not a refinement. "Erika A. Kellerhals" returns 1,685 documents. 2,659 documents carry the bare name and not the middle-initial form; 419 carry the middle-initial form and not the bare name. Neither set contains the other, and their union is 4,344. A page written against either form alone would have missed most of its own record while the form it used returned a healthy-looking number.11

The surname alone reaches further than both. The token Kellerhals returns 4,956 documents, 612 of them outside the union of the two full-name phrases. Those 612 are the sheets that print the firm name without her forename, the filings that enter her as “KELLERHALS”, and the bank statements whose wire lines carry a firm name and no person at all.11

The document sometimes misspells her. On 8 January 2016 Darren Indyke wrote to Richard Kahn: “Please wire $20MM to Erika Kellerhal’s firm account”. Read at the image at 400 dpi, the sheet prints Kellerhal's, with the apostrophe after Kellerhal; the index therefore holds the tokens kellerhal and s and not kellerhals, and no query on her surname returns the largest single instruction about her in the release.14 The same misspelling recurs across thirteen copies of a November 2012 daily-schedule entry.15 Its reach is wider than those fourteen documents: the phrase "Erika Kellerhal" stands in 85 documents and the bare token kellerhal in 117, of which 26 lie outside the surname population altogether.11 This is the fault class in which the error belongs to whoever typed the document: rendering confirms it rather than curing it, and a twin prints it too.

An index enumeration under Damerau-Levenshtein distance 2, over a length window of 8 to 13 characters and 53 prefix ranges covering 332,494 terms in that window, returned 144 distinct forms of the surname and 140 documents outside the surname population. The forms include kellerhais, kellerhats, kellerbals, kcllerhals, kellethals, keilerhals, kollerhals, kelerhals, kellerhauls, kellerhalls and ellerhals. Adding the two firm-domain handles harvested by reading her documents ([email protected], 87 documents, and the kffklaw domain, 31) brings the floor to 5,108.11

It is a floor, not a population, and the bounds are named below in the method section. No claim of convergence is made.

Formation: November 2011

On 17 November 2011 she subscribed articles of incorporation as one of three incorporators, with Gregory J. Ferguson and Brett Geary; the same three subscribed a further set on 21 November.16 Our pages on Cypress, Inc., Maple, Inc. and Nautilus, Inc. carry the November 2011 articles in detail, and Laurel, Inc. carries the consent of agent for service of process that her firm signed the same day. The pattern is uniform: the incorporators were the lawyers, the registered office was the law firm’s own address at 9100 Havensight, and the firm was the resident agent until Business Basics VI, LLC replaced it under a resolution dated 1 June 2012.

The corporate shells had a purpose. On 21 November 2011, the same day she subscribed a set of articles, she wrote to Epstein and others about the transfer of Little Saint James out of its Delaware company and into a territorial corporation, and about the Economic Development Commission application that would follow.17 Our page on L.S.J., LLC quotes that letter. On 23 December 2011 she took the acknowledgment on the quitclaim deed conveying the island from the Delaware company to Nautilus, Inc.; Epstein signed it as sole member of the grantor and she signed as the notary.12 The deed to 9 East 71st Street, made the same day and recorded in New York the following month, was returned to her in St. Thomas and she notarised that too.13

She was not only counsel. She was the officer who certified the instruments.

Officer and trustee

On 1 March 2012 Indyke, as sole trustee, appointed Epstein and Kellerhals trustees of the J. Epstein Virgin Islands Foundation, Inc., trading as Enhanced Education, after Cecile de Jongh and Jeanne Brennan resigned; a unanimous consent the same day made Epstein president, Indyke vice-president and Kellerhals both treasurer and secretary.6 She held the secretaryship for years: the foundation’s Form 990-PF for 2015 enters her as secretary at one hour a week, uncompensated.18

She was also secretary of Gratitude America, the successor charity. On 9 February 2012 she wrote to Epstein: “Can you provide me with the names of 3 directors for Gratitude America please?”19 A week later his assistant reminded him that she still needed them. The pattern is worth naming: she asked for the directors, and the client supplied them. The corporate form was hers; the people in it were his.

On 31 October 2014 Indyke and Kahn, then the sole trustees of the Butterfly Trust, designated her a successor trustee and she signed her acceptance the same day.7 Within weeks she and Harry I. Beller were signing the trust’s instruments as its current acting trustees, in a counterpart structure our Butterfly Trust page sets out sheet by sheet: he signed the first sheet of each pair before a New York notary and she signed the second before a Virgin Islands notary. By February 2015 the bank had caught up, recording that “Epstein replaces Richard Kahn and Darren Indyke as trustees with Harry Beller and Erika Kellerhals.”

The bank screened her

On 12 October 2016 Deutsche Bank’s private wealth management research unit completed an anti-money-laundering due diligence file on her. The sheet enters her own name as the name screened, and recites that “PWM BIS-RESEARCH performed due diligence research in accordance with the standards set by AML Compliance for your business.”1 Read at the image at 400 dpi, the results table records no hit on two watchlist databases, “There was no information found” against both negative and non-negative media, a “Result Found” on a public-records search, and against Court Cases the box ticked is “Review by Legal May be Required”, with “Result Found(please see attached)” in the reviewer column. The preparer’s name is printed rather than signed: the sheet gives “Prepared by:” with the name Prachi Pawa above the title “Research Analyst”, in printed type, with no rule and no signature in that block. It is marked “For internal use only”. The copy in the release was produced to the Southern District of New York in the Maxwell grand-jury series and is stamped confidential under Rule 6(e).1

This is the anchor test in its cleanest form: a named institution, a decision it made about the material, and the document in which it recorded that decision. The bank did not merely bank Epstein’s trusts; it ran his Virgin Islands attorney through the same screening it ran on his entities.

The bank’s file on her is not the only one. Four months later, on 2 February 2017, Deutsche Bank’s own vice president and counsel Jason Shames wrote internally, under the classification “For internal use only”, that “From a legal perspective, the list of beneficiaries on the cover page appears to match the attached documentation” and that “The one item I believe we are still missing is the appointment of Harry Beller and Erika Kellerhaus as acting trustees.” An assistant vice president replied three minutes later, on the same clock and the same sheet, that the appointment was on file with a named KYC update case and attached it.20 The sheet prints “Kellerhaus”; that is the bank’s counsel’s own spelling and it is reproduced here rather than corrected.

Elsewhere the bank recorded a limit on her authority. A know-your-customer rejection point asked the client to evidence signing authority on a foundation brokerage account “granting signing auth for Erika Kellerhals”, and Kahn answered that “Erika Kellerhals who is secretary and treasurer does not have signing authority on this account.” Our Deutsche Bank page carries that exchange. She held the offices; she did not hold the signature.

Great St. James: counsel, broker, and the account the money went to

Epstein’s purchase of the second island is where her roles converge, and the documents put three of them on one transaction.

One of the draft purchase and sale agreements in the release prices the property at $22,500,000 payable in cash at the closing, and allocates that single figure between two limbs: $17,500,000 for the parcel the seller owned personally and $5,000,000 for his stock in the company that held the rest of the island.8 The notices block gives the purchaser’s address as “c/o Kellerhals Ferguson LLP” at her own office. And Article 9.1, read at the image at 400 dpi, provides:

9.1 Commissions. April Newland Real Estate and Erika Kellerhals have acted as brokers in this transaction. April Newland Real Estate has agreed to accept a commission of two percent (2%) and Erika Kellerhals has agreed to accept a commission of one percent (1%) of the Purchase Price (the “Commissions”). Seller shall pay these Commissions.8

A second draft of the same agreement, read at the image at 400 dpi, names a third broker and gives each of the three two per cent:

13.1 Commissions. April Newland Real Estate, Erika Kellerhals and Kevin F. D’Amour have acted as brokers in this transaction. Each has agreed to accept a commission of two percent (2%) each of the Purchase Price (the “Commissions”). Sellers shall pay the Commissions in full at Closing.21

The two drafts do not define “the Purchase Price” the same way, and that is what decides what a percentage of it is worth. The first states a single Purchase Price of $22,500,000 and then allocates it, $17,500,000 to the parcel and $5,000,000 to the stock interest; one per cent of the figure it defines is $225,000. The second states no combined price at all. It prices the parcel at $17,500,000 in its Article 1.2 and the stock interest separately at $5,000,000 in its Article 2.3, the same $22,500,000 between them, and the only sum it calls the Purchase Price is the $17,500,000. Two per cent of that is $350,000. Two per cent of the whole $22,500,000 would be $450,000, and the draft can be read that way as well, because it applies the deposits taken on both limbs to the Purchase Price at closing. The draft does not say which it means, and this page does not resolve it.21

These are negotiating drafts and the page does not assert that either version was executed or that any commission was paid. What they establish is the position the parties were drafting toward: the purchaser’s lawyer was also a named broker. Who was to bear the cost is not constant across the drafts. The two above put the commissions on the seller; a third draft in the release carries the same three-broker clause at two per cent each and puts them on the purchaser instead, which is to say on Epstein’s side of the transaction.22

Then the money. On 8 January 2016, in the early afternoon by the New York clock the sheet itself prints, Indyke wrote to Kahn under the subject “Privileged and Confidential - GSJ”:

Please wire $20MM to Erika Kellerhal’s firm account to pay for the balance of the purchase price and closing costs for the purchase of GSJ. $20 MM will more than cover the closing costs and give us a cushion if required and whatever is not used will be returned. Send the funds from the same account you sent them last time. Thanks.14

Kahn forwarded it to Epstein the same afternoon. The instruction’s own stamp names Eastern Standard Time and the forward’s is offset zero; January 8 falls outside United States daylight saving time in every year, so the two convert onto one clock, and the forward went out four minutes and forty-two seconds after the instruction was written. Kahn added his own question: “please confirm ok to send wire today from your personal account / shall i fund your personal account from Haze with 47.6mm in cash or STC 114mm in cash / please advise / thank you”. The two entities he names are the Haze Trust and Southern Trust Company.14

Whether the $20 million was transmitted is not established by the documents read for this page. A search of the index for Great St. James together with closing returns thirteen documents; all thirteen were read, and none is a completion record. The instruction and its forward are the last documents in the sequence this page reached.

Her work on the island was not confined to the closing. In January 2016 she commissioned a Phase I environmental site assessment of Great St. James from a named consultancy, and in February 2019 and March 2019 she signed the letters answering the Division of Coastal Zone Management’s cease and desist order, including the complaint that enforcement officers “entered upon the island unannounced and proceeded to traverse the entire island”. Our Great St. James page carries both.

Government House

The strongest new material on this page is a channel, and it runs between Epstein and the Governor of the Virgin Islands with his lawyer in the middle.

Late in the afternoon of 11 September 2014, at 17:49 by the territory’s clock, she wrote to Epstein under the one-word subject “Mapp”:

Had an interesting meeting with Mapp today. I liked him.23

Kenneth Mapp was then a candidate; he took office in January 2015. Read at the image at 400 dpi, the sheet also carries an Apple property-list block whose machine timestamp, read as a Unix epoch in UTC, agrees with the printed header to within a minute, which establishes that this export’s top-of-message stamps are UTC and not local. The Virgin Islands keep Atlantic Standard Time, four hours behind UTC, all year round, so the stamp that reads as an evening hour on the face of the header is 17:49 in St. Thomas, the late afternoon and not the evening. The page applies the same conversion to the election-night messages below.23

By 2016 the relationship was operational. On 15 April 2016 she told Epstein of a meeting with Mapp set for the following Wednesday.24 On 27 April 2016 she asked “Did you talk with Mapp?”; Epstein answered “sent him a text”, she replied “Ok”, and he came back “call me”.25 On 13 April 2016 Epstein forwarded to her and to de Jongh a message he headed “From Mapp”: “You’re most welcomed. Will advise. Comm of ed will contact your o=fices for annual donation. Make payable Dept. Of Education.”26

On 18 October 2016 she reported to Epstein and de Jongh, under the subject “Permits”, that “So I dropped in on Michele today unannounced to deliver some assignment docs to her and to question her about the permits. She had no idea that the permits weren’t issued yet”. Epstein forwarded it to the Governor the same evening with the line “fyi, did you really speak with him ?”, and Mapp replied: “Of course I did and as would recall, I spoke with him prior to the submission of your completed application.”27 (The sheet prints “as would recall”; the reading is from the extraction of that page and has not been checked at the image.)

The sharpest sequence is 6 February 2017. All three of its stamps sit in one forwarded chain on one sheet, but they are not all rendered alike: only the outermost is a produced-header field, the two below it being quoted headers in two different mail-client forms, and none of the three prints a time zone, so this page takes the order from the chain and states no interval across them. She wrote to a named recipient, copying Epstein, about a hearing: “John - Michele an= I corresponded late last week and she indicated that her assistant Ms. Fr=tt was sending over the documentation Darien was requesting. I guess there=was some confusion on their part as to what he needed.” and “I will follow up wi=h him today to see when he is scheduling, but would appreciate it if you c=uld do the same.” Epstein forwarded her message to Governor Mapp with five words trailing into an ellipsis: “3 months later and still…”. Mapp answered later the same day:

I’m inviting John Woods, my Commissioner and JP to meet with me on Thurs=ay. Wanna see if we can find a path to a mutually successful end to t=is. In the meantime, DON’T BURN THE HOUSE DOWN, AGAIN!28

The = characters are printed on the face of the produced sheet, an export artefact of the production rather than of this page’s transcription, and they are reproduced rather than mended. No time zone is printed on any header on that sheet.

The channel ran the other way as well, and it ran to her own bill. She was simultaneously invoicing the Government of the Virgin Islands. On 28 February 2017 she asked Epstein, under the subject “Nothing from Mapp on our Invoices”, “Did he say anything=to you?”29 On 29 March 2017, under “Mapp & Invoices”: “Anything from Mapp on this.”30 On 9 July 2017, writing to Epstein and to the Governor together, she set out that her firm had been sending monthly invoices to Peter Hiebert, that “despite numerous conversations with him about the invoices, this was the first we were advised that he did not=have all of them in his possession”, and that she had asked her staff to reissue them “in Peter’s name with a notation of Government of the Virgin Islands” and resend all nine.31 The Governor answered later the same day. The sheet cited above prints his reply as the single word “Strawn”; another production of the same exchange prints it whole: “Please do not forward them to Winston & Strewn. I will discuss the matt=r with them and Art Hiebert will contact you.”32

Twenty-one days after the March chase, and eighty-one days before the July letter, came the line that states the conflict more plainly than any summary could. On 19 April 2017 she wrote to Epstein under the subject “Mapp??”, and the sheet prints, with its export damage intact:

I’m fairly ce=tain he has no intention of paying me since apparently he just called me ou= during his press conference as one of the lawyers who wants to remove him =rom the EDC process. LOL.33

Read at the image at 400 dpi. She was counsel to a company holding Economic Development Commission benefits, counsel to the client pressing the Governor, a creditor of the Governor’s government, and, on her own account, publicly named by that Governor as one of the lawyers seeking to remove him from the benefits process. This page states the four positions and draws no conclusion from them; the document establishes what she wrote, not whether the Governor said it.

After the September 2017 hurricanes the traffic turns to relief logistics. On 9 October 2017 she relayed to Epstein what a named friend coordinating for a relief effort had told her about restoring communications through the territory, Epstein answered “i need to give mapp , explicit directions. help”, and she replied “K. Or should we have stacey do it?”34

Politics, and an election night

Our Chuck Schumer page carries the January 2018 exchange in which she wrote to Epstein at half past midnight under the subject line “Schumer”: “We have to help Stacey get a meeting with Schumer. Any thoughts?” That page also carries Al Jazeera’s 2026 report that Schumer, Plaskett and Kellerhals did not respond to requests for comment. This page does not restate it.

The island meeting is earlier. On the morning of 15 August 2014 she replied to a message asking whether she would also be “attending the meeting on Monday at 11am on Jeffrey¹s island with Stacey Plaskett”. Her answer was five words: “I will attend with Stacey.”35 (The superscript characters where apostrophes belong are printed on the sheet.)

And on the evening of 20 November 2018, an extraction of Epstein’s own device records an iMessage exchange between his account and the address [email protected]. Read at the image at 400 dpi, the sheet stamps the message in UTC, half an hour past midnight on 21 November; the Virgin Islands keep Atlantic Standard Time year round and do not observe daylight saving, so in St. Thomas that is half past eight on the evening of 20 November. Neither stamp is transcribed here. The message reads:

Total so far - MP- 3716 BR-6535

Early Vote, STJ, TURNBULL, Gomez, RAYMO, CAHS

STX no numbers yet on our end.

Thirty-eight seconds later, by the sheet’s own stamps, his account answered: “Ok”.36

That was the first of three. Another copy of the same thread carries the series running: forty-four seconds after the first, and six seconds after his acknowledgment, the totals stand at MP 3,984 and BR 7,207 with one further place added to the list; eight minutes and four seconds after that at MP 4,254 and BR 7,872, with two further places added. The order here is taken from the stamps and not from the order in which that copy’s extraction prints the lines, which differs. His last message in the run asks “What time should it end?”37

The page states what the sheet says and resolves no more than that. The message is a running tally, by initials, reported from polling places on St. Thomas and St. John with St. Croix still outstanding, on an evening in the territory’s 2018 election period. This page does not identify the two sets of initials with named candidates, because no document read for it does so. What the document does establish is that Epstein’s Virgin Islands attorney was reporting live vote counts to him from the field as they came in.

Registration, death, and the estate

Two months before his arrest, on 30 April 2019, she wrote to the territory’s Attorney General arguing that the sex-offender registration statute allowed flexibility for a frequent traveller. Our page on that request sets out the argument, and carries the Attorney General’s own later account to the FBI of how the review ended.

On 31 July 2019, eleven days before Epstein died, the registry filings were signed. Across the 2019 annual reports for Cypress, Nautilus, Poplar, Laurel, Maple, Zorro Management and Thomas World Air, the signature block enters “Ms. Erika KELLERHALS” as “Attorney in Fact”, “On Behalf Of” the President or Member, against the name Jeffrey EPSTEIN and the date 07/31/2019, above a declaration made under penalty of perjury.9 Three of those filings were lodged on 9 September 2019, a month after his death, still listing him as an active officer. Our page on that set of filings works through them.

Epstein executed his will in New York on 8 August 2019. She swore that she did not know of any other will or codicil and that she had received it from Epstein himself; our page on the successor executor quotes the relevant article. The executors then petitioned the Superior Court of the Virgin Islands for probate through her firm, as our estate page sets out.

The last acts on the record are hers, and they are administrative. On 30 December 2019 she e-mailed a bank an executed letter of direction on estate letterhead care of her firm, asking that six entity accounts be closed and the funds transferred into the estate account before the close of the year. The next day, when the bank’s preliminary comments queried one of the six, she answered: “You are correct re: Thomas World Air. Jeffrey was the sole member. Darren is the Manager.” Our page on that company carries both messages and notes that five months earlier she had signed its annual report herself.

Money moving to the firm

Her firm’s accounts appear throughout the bank records the release contains, and our page on those records already carries one of them: a December 2012 credit into Southern Trust Company’s account originated from an account titled “Richard Kahn, Erika A. Kellerhals TTEE, Butterfly Trust”.

Beyond that, the statements in the release record outgoing transfers to accounts in the firm’s name at more than one institution, wire-instruction forms naming the firm as ultimate beneficiary, a settlement statement charging buyer’s attorney fees to the firm, and cheques drawn to it. These sit almost entirely outside the surname population, because the extraction renders the firm name on a bank statement line as KELLERDALS, KELLERIIALS, KELLERHAIS, NELLERNALS, Kellchals, Kelleenals and Kellerbals. They were reached by the enumeration described in the method section and not by any name query. This page does not total them: the amounts sit in machine-rendered statement columns whose alignment the extraction does not preserve, and a total taken from that layer would be a total of what survived extraction.

What this page does not establish

  • Whether the 8 January 2016 wire of $20 million was executed. The instruction and its forward are on the record. A search of the index for Great St. James together with closing returned thirteen documents, all thirteen of which were read, and none records completion.
  • Whether any Great St. James commission was paid to her. The provision appears in negotiating drafts at one per cent and at two per cent. No executed agreement and no settlement statement showing a commission to her was located by the searches run for this page.
  • Whether the Governor said at a press conference what she reported him as saying. The document establishes that she wrote it to Epstein on 19 April 2017.

A printed inconsistency, disclosed

A letter on her firm’s letterhead in the release is dated June 5, 2011 and refers twice in its body to “correspondence from Mr. Darren Indyke dated March 5, 2012” and to “Mr. Indyke’s March 5, 2012 letter”. Both readings were taken from the same sheet at 400 dpi, and both are printed clearly. A letter cannot refer to a letter written nine months after it, so one of the two dates on the sheet is wrong; the surrounding correspondence in the release about the same dispute is from June 2012, which favours the letterhead year being the error. This page prints the inconsistency and does not resolve it. The letter is signed by a colleague at the firm and not by her, and it is recorded here as the firm’s act rather than hers.38

Method, and the bounds of the floor

Every figure below was measured on the authoritative page-level index route, not on the faster document-level index, and each was re-run after the last edit to this page.

Name forms. "Erika Kellerhals" 3,925 documents / 4,556 pages. "Erika A. Kellerhals" 1,685 / 2,109. Token Kellerhals 4,956 / 6,348. "Kellerhals Erika", the surname-first field order, 156 / 191, of which 22 lie outside the union of the two full-name phrases. Set arithmetic on the two full-name forms: 2,659 bare-only, 419 middle-initial-only, 1,266 shared, union 4,344; the union is wholly inside the surname token. Firm forms: "Kellerhals Ferguson" 1,642, "Kellerhals Ferguson Kroblin" 1,084, "Kellerhals Ferguson Fletcher Kroblin" 148, "Erika A. Kellerhals PC" 218, token Kroblin 1,552. Handles: [email protected] 87, token kellfer 170, token kffklaw 31, token kellerhalspc 4, [email protected] 3. Damaged forename form "Enka Kellerhals" 180, wholly inside the surname population. Forms returning nothing: kellerhalsek 0.

Enumeration. A fts5vocab row enumeration was built in the connection’s temporary schema on a read-only handle, so nothing was written to the corpus; the corpus object count read 54 before and after. 53 prefix ranges were run to completion: k and el, the 25 two-character ranges ae through ze covering a substitution at the first character, and the 26 ranges ak through zk covering an insertion before it. 332,494 terms fell inside the length window of 8 to 13 characters, target length minus two to target plus three. Damerau-Levenshtein distance 2 was applied, which covers substitution, insertion, deletion and transposition in one pass; a substitution table cannot produce the other three. 144 forms matched; 143 were run individually as bare tokens; 140 documents lie outside the surname population.

The head bound, stated. Prefix ranges built by one edit to the head cannot reach a term with two errors in its first two characters. That residue is not covered by this enumeration and is not claimed. The whole-index alternative was not run: it does not complete against this corpus on this mount.

The floor. 4,956 on the surname token, plus 140 from the enumerated damaged forms, plus 12 from the two firm-domain handles, gives 5,108 documents. Adding the firm-colleague arms (Kroblin +73, "Brett Geary" +32, "Shauna Betz" +1) gives 5,214, but those 106 were read and are documents about other people at her firm, not about her, and they are excluded from the subject figure. The increments quoted here are increments over the running union, in the order stated, and they sum to the difference.

Act rate. The sender field of the document-level table was read for every document in the surname token and its enumerated damaged forms, 5,096 documents, which is the floor of 5,108 less the twelve reached only through the two firm-domain handles, and not sampled. 1,046 of those 5,096 carry her surname in the sender field: 20.5 per cent. On the "Erika Kellerhals" population alone the figure is 1,003 of 3,925, 25.6 per cent; on the middle-initial population it is 607 of 1,685, 36.0 per cent, which is to say she acts most in the documents that use her legal form. The recipient field carries her on 1,087, and either field on 2,103, 41.3 per cent. 47 documents in the floor carry no row in that table and are counted in the denominator.

The commission’s figure was a sample; this is a census, and they differ. The brief gave a 28 per cent act rate from a seeded sample of at most 400 documents. Measured across the whole of the same population the figure is 25.6 per cent. The direction of the correction is that the sample ran high.

Dates. 1,041 of the 1,046 sender-side documents carry a parsed date. They run 2010 to 2019: 2010 four, 2011 fifty-six, 2012 one hundred and fifty-eight, 2013 one hundred and thirty-four, 2014 ninety, 2015 one hundred and ten, 2016 one hundred and sixty-seven, 2017 one hundred and thirty-one, 2018 one hundred and twenty-one, 2019 sixty-nine. One of those 1,041 rows carries an implausible 1990 value and is not used, which is why the ten years listed above sum to 1,040 rather than to 1,041.

The spider, and where it stopped. The name was searched; the returned sheets were opened and every identifier on them harvested: two firm e-mail handles, four successive firm names, two firm web domains, three colleagues (Ferguson, Geary, Kroblin) and a legal assistant. Each was searched, and the new hits were harvested again. It stopped when the third round added no identifier that was not already a firm colleague or a domain already searched. Two arms are recorded as having added nothing to the subject population: "Kellerhals Ferguson" and "Erika A. Kellerhals PC" both lie wholly inside the surname token, and kellerhalsek returns zero. This is convergence of the arms that were run, not convergence of the subject, and no claim is made beyond the bounds above.

Damaged strings. Where a sheet’s printed reading differs from the extraction, the page records at least one of the two forms and states which one it is recording. The sheets carrying = characters carry them on their face.

Footnotes

  1. Deutsche Bank private wealth management BIS-Research due diligence form screening Erika Kellerhals, prepared by Prachi Pawa, Research Analyst, dated 10/12/2016, marked “For internal use only” and “CONFIDENTIAL - PURSUANT TO FED. R. CRIM. P. 6(e)”. Read at the image at 400 dpi. The results table, the reviewer comments, the preparer’s name and date, and the instruction block were all read from the image. The extraction of this sheet breaks the surname across a space, so the string that returns this document is Erika Kellerha Is; that form is recorded here as a finding aid, not as the reading, and it points at the sheet this note already links. https://epstein-data.com/EFTA01363309 p. 1. 2 3

  2. Six letters from the Virgin Islands Economic Development Commission and its parent Authority, October 2012 to February 2014, each addressed to “Erika Kellerhals, Esq.,” as counsel for Southern Trust Company. They are set out with their identifiers on the Southern Trust Company page and are not re-cited here.

  3. The four firm forms are taken from documents in the release: “Kellerhals Ferguson LLP” on the November 2011 consents of agent for service of process cited on the Maple, Inc. page; “Kellerhals Ferguson Fletcher Kroblin LLP” on an August 2013 letter to Southern Trust Company, https://epstein-data.com/EFTA01077958 p.1; “Kellerhals Ferguson Kroblin PLLC” in her own signature block, https://epstein-data.com/EFTA02351635 p.1, read at the image at 400 dpi; and “Erika A. Kellerhals PC” as a sender string in the document-level index, 218 documents. Counts from the authoritative index route.

  4. Articles of incorporation subscribed by three incorporators and acknowledged before a Virgin Islands notary, naming Kellerhals Ferguson LLP as resident agent at 9100 Havensight, Port of Sale, Suite 15-16. The instruments and their acknowledgments are set out sheet by sheet on Cypress, Maple and Nautilus, which cite the image readings; they are not re-derived here. 2 3

  5. Erika Kellerhals to Jeffrey Epstein, 19 April 2017, subject “Mapp??”. The signature block gives the office as 9053 Estate Thomas, Suite 101, St. Thomas, VI 00802. Read at the image at 400 dpi. The building name is damaged on this sheet, which prints “Royal Palm=”, so the form is taken from three other sheets cited by this page that print it undamaged and do not agree: two give “Royal Palm Professional Building” and one gives “Royal Palms Professional Building”, each read at the image at 400 dpi. This page prints both forms and resolves neither. https://epstein-data.com/EFTA02391857 p.1.

  6. “Consent of Sole Trustee in Lieu of Meeting,” 1 March 2012, and the unanimous consent of the same date appointing officers. Both are quoted and cited on the Enhanced Education page, which also carries the contemporaneous resignations. 2 3

  7. “Butterfly Trust - Designation and Acceptance of Successor Trustee,” 31 October 2014, designating Erika A. Kellerhals. https://epstein-data.com/EFTA01282292 p.1. The acceptance and the counterpart signing structure that followed are set out on the Butterfly Trust page and on Harry Beller’s page, both of which record image readings of every sheet. 2 3

  8. Great St. James purchase and sale agreement, draft, Article 9.1 “Commissions,” on the sheet printed “7” at its foot and stamped EFTA00583003 within the run. Read at the image at 400 dpi; the Article 8 notices block on the same sheet gives the purchaser’s address as “c/o Kellerhals Ferguson LLP” at 9100 Havensight Port of Sale, Suite 15-16. On the sheet the article number is in plain type and the run-in heading “Commissions” is underlined; it is not bold, and it is not set here as though it were. https://epstein-data.com/EFTA00582997 p. 7. The closing-costs clause allocating the same percentages is on the preceding sheet, https://epstein-data.com/EFTA00582997 p. 6, also read at the image at 400 dpi. This draft’s Article 2.1, headed “Amount,” defines the Purchase Price as US $22,500,000.00 and then allocates it US $17,500,000.00 to Parcel A and US $5,000,000.00 to the stock interest; it is on printed page 2 of the same draft, stamped EFTA00582998, read at the image at 400 dpi. https://epstein-data.com/EFTA00582997 p. 2. 2 3 4

  9. Virgin Islands Franchise Tax and Annual Report filings for 2019, signature sheets entering “Ms. Erika KELLERHALS” as “Attorney in Fact” “On Behalf Of” the President against the name Jeffrey EPSTEIN and the date 07/31/2019. The filings and their lodging dates are set out, with image readings at 300 dpi, on the no-activity filings page; the Zorro Management and Thomas World Air filings are on their own pages. 2 3

  10. The executors’ petition for probate and letters testamentary, filed through Kellerhals Ferguson Kroblin PLLC in August 2019, is quoted and cited on the estate page.

  11. All counts in this page and in the method section were taken on the page-level FTS5 index, resolving row identifiers to document identifiers in batches, and were re-run after the last edit to this page. The document-level index was used for the sender-field census only, which is a field read and not a count. The vocabulary enumeration was built as a three-argument fts5vocab row table in the connection’s temporary schema on a read-only handle; the corpus held 54 objects before and after, so nothing was written to it. Counts of documents are distinct document identifiers, never vocabulary row counts, which count pages. 2 3 4 5 6

  12. Quitclaim deed, L.S.J., LLC to Nautilus, Inc., made 23 December 2011 and recorded 30 December 2011. Epstein signed as sole member of the grantor before the notary Erika A. Kellerhals. Cited, with the image reading, on the Little Saint James page. https://epstein-data.com/EFTA01305148 pp. 1-2. 2

  13. Deed of 23 December 2011 conveying 9 East 71st Street to Maple, Inc., recorded in New York on 10 January 2012; it was returned to Erika Kellerhals, Esq., in St. Thomas, who also notarised it. Cited on the 9 East 71st Street page. 2

  14. Darren Indyke to Richard Kahn, 8 January 2016, subject “Privileged and Confidential - GSJ,” forwarded the same day by Richard Kahn to Jeffrey Epstein. Read at the image at 400 dpi. The inner quoted header carries an early-afternoon time and names Eastern Standard Time; the outer produced header carries an RFC date value at offset zero. United States daylight saving time ran to 1 November 2015 and resumed 13 March 2016, so 8 January 2016 is EST, five hours behind UTC, and the sheet prints the zone itself, which is what allows the two stamps to be placed on one clock. Neither timestamp is transcribed here. The sheet prints “Erika Kellerhal’s” with the apostrophe after “Kellerhal”, and prints “$20MM” at first mention and “$20 MM” at second. A second copy of the same message is at https://epstein-data.com/EFTA00836966 p.1. https://epstein-data.com/EFTA00711609 p. 1. 2 3

  15. A November 2012 daily-schedule entry carrying the name in the form “Erika Kellerhal’s” stands in thirteen documents in the release. Twelve are copies of the schedule itself; the thirteenth is a calendar-service reminder for the same appointment, whose produced header dates it 14 November 2012. Three of the thirteen are at https://epstein-data.com/EFTA00308115 p. 1, https://epstein-data.com/EFTA02008902 p. 1 and https://epstein-data.com/EFTA00401601 p. 1. These readings are from the extraction and were not checked at the image; they are cited for the name form, which the index preserves, and not for any clock time.

  16. Articles of incorporation subscribed “this 17th day of November, 2011” by Erika A. Kellerhals, Gregory J. Ferguson and Brett Geary, with the Virgin Islands acknowledgment following. Six copies stand in the release at https://epstein-data.com/EFTA01479893 p.1, https://epstein-data.com/EFTA01479974 p.1, https://epstein-data.com/EFTA01480073 p.1, https://epstein-data.com/EFTA01480079 p.1, https://epstein-data.com/EFTA01480142 p.1 and https://epstein-data.com/EFTA01480149 p.1. These readings are from the extraction and were not checked at the image. The 21 November 2011 articles and consents are cited, with image readings, on Cypress, Maple, Nautilus and Laurel.

  17. Erika Kellerhals to Jeffrey Epstein and others, 21 November 2011, items 1 to 5, including the heading “Transfer of LSJ/Permits”. Quoted and cited on the L.S.J., LLC page. https://epstein-data.com/EFTA02026396 pp. 1-2.

  18. Form 990-PF for calendar year 2015, Part VIII, listing Richard Kahn as president, Darren K. Indyke as treasurer and Erika A. Kellerhals as secretary, each at one hour a week and none compensated. Cited on the Gratitude America page.

  19. Erika Kellerhals to Jeffrey Epstein, 9 February 2012, “Re: Gratitude America,” quoted in his reply of the same day. Cited on the Gratitude America page. https://epstein-data.com/EFTA01841427 p. 1.

  20. Jason Shames, Vice President and Counsel, Deutsche Bank, to Cynthia Rodriguez, Assistant Vice President, Deutsche Bank Trust Company Americas, 2 February 2017, and her reply three minutes later attaching “Butterfly Trustee Appointment.pdf”. Both stamps are produced headers in the same export on one sheet, so the interval is measured on one clock; neither prints a time zone. Read at the image at 400 dpi. The sheet prints “Erika Kellerhaus”; the spelling is the bank’s. The sheet carries Rule 6(e) confidentiality stamps and grand-jury production numbers. https://epstein-data.com/EFTA01299256 p. 1.

  21. Great St. James purchase and sale agreement, a second draft, Article 13.1 “Commissions,” on the sheet headed “Purchase and Sale Agreement / Page 13 of 16” and stamped EFTA00583269 within the run. Read at the image at 400 dpi. The notices block on the same sheet gives the purchaser’s address as “c/o Kellerhals Ferguson Kroblin PLLC”. Here too the article number is in plain type and the run-in heading is underlined rather than bold. https://epstein-data.com/EFTA00583257 p. 13. This draft states no combined price. Its Article 1.2 prices the parcel at US $17,500,000.00 on printed page 2, https://epstein-data.com/EFTA00583257 p. 2, and its Article 2.3 prices the stock interest at US $5,000,000.00 on printed page 3, https://epstein-data.com/EFTA00583257 p. 3; both read at the image at 400 dpi, and the extraction of the second renders its heading “Consideration for Stork Interest,” which is the string that returns that sheet. Article 1.2 is the only provision in this draft that names a sum as the Purchase Price, which on its face makes the Article 13.1 percentage a percentage of US $17,500,000.00; Article 3.2 points the other way, applying an earnest money deposit made up of sums taken on both limbs to the Purchase Price at closing. This page prints both readings and resolves neither. Which of the two drafts is the later is not established here: the firm name in this one’s notices block is the form used from 2014 and the other’s is the 2011 form, and this one is dated December 2015 on its face while the other bears no date on its face, but the clause states do not track the firm name, as the further draft cited in the next note shows, so the page asserts no sequence. 2

  22. A further draft of the same agreement in the release carries, at Article 9.1 on its printed page 7, stamped EFTA00632003, the same three-broker clause at two per cent each, and “Purchaser shall pay the Commissions,” where both drafts quoted above put the commissions on the seller. Read at the image at 400 dpi. Its notices block carries the 2011 form of the firm’s name, so a third clause state stands alongside the earlier firm name and the three states do not fall into a single progression. This draft also defines the term its percentage turns on: Article 2.1, headed “Amount,” on printed page 2, stamped EFTA00631998, gives the Purchase Price as US $22,500,000.00, payable in cash at the closing and “net of all costs, commissions and transfer stamps,” read at the image at 400 dpi. Two per cent of the sum it defines is $450,000, so on this draft the largest of the three figures is determinate rather than a reading, and it falls on the purchaser. https://epstein-data.com/EFTA00631997 p. 2. This page has not enumerated the clause state of every copy in the release. https://epstein-data.com/EFTA00631997 p. 7.

  23. Erika Kellerhals to Jeffrey Epstein, 11 September 2014, subject “Mapp”. Read at the image at 400 dpi. The produced header prints a weekday, date and time with no zone; the sheet also carries an Apple property-list block whose machine timestamp, read as a Unix epoch in UTC, falls twenty-four seconds short of the printed header, which is the basis for reading that header as UTC. The integer itself is not reproduced here. The United States Virgin Islands observe Atlantic Standard Time, four hours behind UTC, all year, which gives the local time stated above. https://epstein-data.com/EFTA02388584 p. 1. 2

  24. Erika Kellerhals to Jeffrey Epstein, 15 April 2016, subject “Meeting with Mapp on Wednesday 4/20 at 10:30”. This reading is from the extraction and was not checked at the image. https://epstein-data.com/EFTA02467413 p. 1.

  25. Erika Kellerhals to Jeffrey Epstein, 27 April 2016, “Did you talk with Mapp?”, and his replies of the same day. These readings are from the extraction and were not checked at the image. https://epstein-data.com/EFTA02464487 p.1, https://epstein-data.com/EFTA02464516 p.1 and https://epstein-data.com/EFTA02464573 p. 1.

  26. Jeffrey Epstein to Cecile de Jongh and Erika Kellerhals, 13 April 2016, subject “From Mapp”. Read at the image at 400 dpi. The = in “o=fices” is printed on the face of the sheet and is reproduced rather than mended; the sheet also prints a double space before “donation” which is not reproduced here. https://epstein-data.com/EFTA02467629 p. 1.

  27. Erika Kellerhals to Jeffrey Epstein and Cecile de Jongh, 18 October 2016, subject “Permits,” forwarded by Epstein to Governor Kenneth E. Mapp the same evening, with the Governor’s reply of 19 October 2016. These readings are from the extraction and were not checked at the image. https://epstein-data.com/EFTA00814700 p. 1.

  28. Erika Kellerhals to a named recipient, copying Jeffrey Epstein, 6 February 2017, subject “Hearing”; Epstein’s forward of it to Governor Kenneth E. Mapp; and the Governor’s reply, all three on 6 February 2017. All three headers stand in one forwarded chain on one sheet and none prints a time zone. Read at the image at 400 dpi. They are not all rendered in the same header format: only the outermost is a produced-header field, and the two below it are quoted headers in two different mail-client forms, so this page states no interval between them and takes only their order, which a forwarded chain preserves. The = characters in the quoted passages are printed on the face of the sheet and are reproduced rather than mended. A second copy of the chain is at https://epstein-data.com/EFTA00641518 p.1. https://epstein-data.com/EFTA02351635 p. 1.

  29. Erika Kellerhals to Jeffrey Epstein, 28 February 2017, subject “Nothing from Mapp on our Invoices”. Read at the image at 400 dpi. The = in “anything=to” is printed on the face of the sheet and is reproduced rather than mended. Her signature block on this sheet gives the building as “Royal Palms Professional Building”. https://epstein-data.com/EFTA02340071 p. 1.

  30. Erika Kellerhals to Jeffrey Epstein, 29 March 2017, subject “Mapp & Invoices”. This reading is from the extraction and was not checked at the image. https://epstein-data.com/EFTA02353058 p. 1.

  31. Erika Kellerhals to Jeffrey Epstein and Governor Kenneth E. Mapp, 9 July 2017, with the Governor’s reply of later the same day on the same sheet. Read at the image at 400 dpi. The passages quoted above carry = export damage printed on the face of the sheet, in “did not=have”, and are given as quoted spans with the damage reproduced rather than mended. Her signature block on this sheet gives the building as “Royal Palm Professional Building”, in the singular. https://epstein-data.com/EFTA02343702 p. 1.

  32. Governor Kenneth E. Mapp to Erika Kellerhals and Jeffrey Epstein, 9 July 2017, a further production of the exchange cited immediately above, carrying the same produced header stamp and the same quoted message beneath it. Read at the image at 400 dpi and magnified, the quoted sentence verified character by character. This sheet prints “Strewn” where EFTA02343702 prints “Strawn”; each spelling stands on the face of its own sheet, and this page reproduces both rather than harmonising them or deciding between them. The = in “matt=r” is the same export damage described above and is reproduced rather than mended. https://epstein-data.com/EFTA02644675 p. 1.

  33. Erika Kellerhals to Jeffrey Epstein, 19 April 2017, subject “Mapp??”. Read at the image at 400 dpi. The = characters in “ce=tain”, “ou=” and “=rom” are printed on the face of the sheet. The produced header prints a weekday, date and time with no zone, and this sheet carries nothing from which the zone can be settled, so no clock time is given for this message above; the date is what the header supports. https://epstein-data.com/EFTA02391857 p. 1.

  34. Erika Kellerhals and Jeffrey Epstein, 9 October 2017, subject “Mapp”. These readings are from the extraction and were not checked at the image. https://epstein-data.com/EFTA02584516 p.1 and https://epstein-data.com/EFTA02584595 p. 1.

  35. Erika Kellerhals, 15 August 2014, “Re: Jeffrey Epstein,” replying to a message of the same morning. Read at the image at 400 dpi. The superscript characters standing where apostrophes belong in “don¹t” and “Jeffrey¹s” are printed on the sheet. https://epstein-data.com/EFTA02099603 p. 1.

  36. iMessage extraction from a device attributed to Jeffrey Epstein, on the sheet stamped EFTA00782403 within the run, recording a message from [email protected] late on 20 November 2018 by the territory’s clock and a reply from his own account thirty-eight seconds later. The sheet’s stamps are in UTC and are not transcribed here. Read at the image at 400 dpi. The United States Virgin Islands observe Atlantic Standard Time, four hours behind UTC, throughout the year and do not change for daylight saving, which is the basis for the local time given above. A second copy of the same message set is at https://epstein-data.com/EFTA00783119. https://epstein-data.com/EFTA00782390 p. 14.

  37. A further copy of the same iMessage thread, carrying the run of tallies and his replies. This reading is from the extraction and was not checked at the image; the figures are given in the page’s own words above rather than as a continuous quoted span. The stamps on this copy are rendered in a different form from those on the copy cited above and are not transcribed here. https://epstein-data.com/EFTA01619032 p. 6.

  38. Letter on Kellerhals Ferguson letterhead, dated on its face “June 5, 2011,” to a named addressee, re L.S.J., LLC v. Boyson, Inc., signed in the block of a colleague at the firm. Read at the image at 400 dpi, on which both the letterhead date and the two body references to “March 5, 2012” print clearly. Surrounding correspondence in the release about the same dispute is dated June 2012. https://epstein-data.com/EFTA00584654 p. 1.
