Howard W. Lutnick signed five instruments in the Series A financing file of AdFin Solutions, Inc., in each case in ink, in each case for a purchaser named CVAFH I LLC, and in each case above the words “Name: Howard W. Lutnick” and “Title: President”.13456 The last of the five is a letter agreement on Cantor Ventures, L.P. letterhead which states that “the ultimate holding company of Cantor is Cantor Fitzgerald, L.P., a Delaware limited partnership.”7 Jeffrey Epstein signed the matching counterpart of the purchase agreement as President of Southern Trust Company, Inc. on the sheet immediately before Lutnick’s,9 and the two companies appear on the same schedule of purchasers for a closing dated 23 July 2013.8

That is the whole of what the financing file establishes about the two men: two companies bought preferred stock in the same company at the same closing. No document cited on this page alleges wrongdoing by Howard Lutnick, and nothing on this page is a finding of wrongdoing.22 Epstein’s office files separately record contact between them in 2011, from November 2012 to January 2013, in November 2015 and in May 2018; those records are set out below, and no document located by the search recorded at the foot of this page joins any of them to the financing. Axios described him in October 2025, and again in February 2026, as United States Secretary of Commerce;2123 the correspondence and instruments described on this page are from 2011 to 2018 and predate that office.

The AdFin Solutions Series A financing

EFTA00289560 is a 122-sheet closing file for the Series A preferred stock financing of AdFin Solutions, Inc. The letter agreement at the back of the file recites that the Series A Preferred Stock Purchase Agreement is “dated as of December 28, 2012, by and among AdFin Solutions, Inc. (the ‘Company’) and the Purchasers, as amended by the Amendment dated as of April 10, 2013 and the Second Amendment dated as of the date hereof”, and records “the closing of the investment in the Company by CVAFH I LLC (‘Cantor’) on the date hereof”.7

Five sheets in that file carry Lutnick’s signature. The signature itself is ink on all five; what differs between the sheets is whether the name and title are printed type or manuscript, and what the producing party barred:

Sheets 22, 75, 93, 109 and 121 each carry a manuscript annotation at the foot, in blue ink on three of them, reading “[Signature Page to $350,000 Series A Preferred Stock Investment in AdFin Solutions, Inc.]”, and on sheet 121 abbreviated to ”[$350,000 Series A Preferred Stock Investment]” beneath a printed line naming the same letter agreement.16 The annotation is reduced to unrecoverable noise by the text extraction of these sheets, and is legible only on the image.

Epstein’s counterpart of the purchase agreement is sheet 21, immediately before Lutnick’s. It is signed in ink over the By: rule; “Southern Trust Company, Inc.” and “Name: Jeffrey Epstein” are in printed type; “Title: President” is handwritten; a second, separate Signature: line below it is an empty rule, carrying neither ink nor a bar; and the Facsimile: line is barred.9 Southern Trust Company, Inc. has its own page on this wiki; see Southern Trust Company, Inc.

The letter agreement of July 2013

Sheet 119 is a letter on the letterhead of Cantor Ventures, L.P., 110 East 59th Street, New York, addressed to AdFin Solutions, Inc. Its date line prints “July __, 2013”: the day is a blank, not a redaction and not an absence, and the printed footer on the signature page repeats the same unfilled form.76 Its first numbered paragraph reads in full:

Notwithstanding anything to the contrary contained in Sections 4.2 and 4.12 of the SPA, Cantor has been formed for the specific purpose of acquiring the Shares and the ultimate holding company of Cantor is Cantor Fitzgerald, L.P., a Delaware limited partnership. The Company acknowledges and agrees that Cantor is not, and will not be, in breach of Sections 4.2 and 4.12 of the SPA and waives any right it may have to sue for any such alleged breach.7

Section 4.12 of the purchase agreement, headed “Investment Entity”, is on sheet 9 of the same file and requires of a corporate purchaser that “such entity has not been formed for the specific purpose of acquiring the Shares.”24 Paragraph 1 of the July letter states the opposite of what section 4.12 requires a corporate purchaser to represent, and the company waives its right to sue over the difference. That is a reading of two printed texts against each other, and it is not an allegation against anyone.

Every corporate relationship stated in this section comes from the instrument’s own text. The prose of this page takes no employer, title or affiliation for Lutnick from these instruments except the title “President” of CVAFH I LLC, which prints on the face of the sheets he signed; the only other office named of him anywhere on this page is the one reported of him in 2025 and 2026, which is set out below and attributed to that reporting.

The money

Exhibit A to the purchase agreement is headed “SCHEDULE OF PURCHASERS” over a line reading “Subsequent Closing – July 23, 2013”, and lists six purchasers with a share count and an aggregate purchase price each. CVAFH I LLC is the first: 800,000 shares, $350,000. Southern Trust Company, Inc. is the last: 285,714 shares, $124,999.87.8 The exhibit also carries a printed “Total:” line of 7,940,935 shares and $3,474,158.50. Adding the six rows on the sheet gives a smaller figure, so that line is not a total of this schedule and is not treated as one here; the addition is arithmetic done for this page, not a reading of the sheet.8

What the financing file does not establish

The file runs to 122 sheets and was not read in full. None of the sheets read for this page states when CVAFH I LLC was formed, when it became a purchaser, or how the investment came about, beyond the letter agreement’s own statement of the purpose for which the purchaser was formed. No document cited on this page connects the 2012 correspondence described below to the financing, and this page does not connect them.

The search recorded at the foot of this page returns eight documents that name AdFin and Lutnick together. One is the closing file itself.8 Six are duplicate scans of a single message, and it does not join them either. On 4 May 2013 David Mitchell wrote to Epstein a message consisting of five separate one-line items: a greeting about the weather, “Just sent you the email on AdFin,thank you in advance”, a line about following up on an idea of Epstein’s, “I think I am seeing H Lutnick later”, and a line about a restaurant.25 The message states no relation between the second item and the fourth, and none is asserted here. The July schedule lists a purchaser named David J. Mitchell;8 nothing cited on this page states that the two are the same person.

February 2016: what an investor letter states about the company afterwards

The eighth is a letter. On 16 February 2016 David J. Mitchell wrote to the investors he had brought into AdFin Solutions, Inc., over his signature in ink, under the heading “RE: ADFIN SOLUTIONS INC.”, opening “Dear Partner,” and reporting: “On Friday, the Board of Adfin voted to accept an offer from its largest shareholder, Cantor Venture, to fund $1,750,000. Alongside its founder, Jonathan Leitersdorf, Cantor has been funding the Company for the past two years on a bridge loan basis”. He told them that “the shares that you purchased a number of years ago will be diluted.”26

Exhibit A to that letter sets out the terms as Mitchell stated them. Two of its lines name the people and entities this page is concerned with: “Conversion of approximately $7.3M in outstanding debt from Cantor, Julserra, David Mitchell and Southern Trust”, and, on the composition of the board, “The other 4 directors will stay and Howard Lutnick, Jed Kleckner and Henrique de Castro will join the Board.” The exhibit also states that “Cantor will effectively control decision-making power at the Board and stockholder level” and that “AdFin will be majority owned by Cantor”.26

Three limits on that document, and each of them is the document’s own. It is Mitchell’s account to his investors of a transaction he describes as agreed; it is not an executed instrument, and nothing cited on this page states that Lutnick did join that board or that the conversion completed as described. “Southern Trust” is the whole of the name the exhibit prints,26 and the identification of it with Southern Trust Company, Inc. is not made here. And the letter alleges nothing against anyone: it reports a down round to the people it dilutes and apologises to them for it.

Thirteen months earlier the same correspondent had told Epstein the same story in prospect. On 7 January 2014 David Mitchell wrote to him: “In brief I wanted to update you on the fundraising in Adfin”, and listed first, “We completed a $2 million convertible placement with Cantor Ventures at the end of the year”.27 That message does not name Lutnick and the surname search does not reach it; it is returned by the term "Cantor Ventures", which is recorded at the foot of this page.

Contact recorded in Epstein’s office files

2011: a call, and an appointment

On 24 March 2011, at 17:05:57 UTC by the RFC date header on the sheet, Lesley Groff wrote to Epstein: “Howard Lutnick is on an airplane headed overseas. His office would like to know if you would like to set up a call while he is away or if you prefer to speak with him on Monday April 4th when he is back.”10 Epstein answered at 17:07:11 UTC, “4 th of april ok”,28 and the reply at 17:08:20 UTC read “great. I’ll set up a call for then.”29 On 4 April 2011, at 19:43:54 UTC by the header, Groff told Epstein: “Howard Lutnick returned your call.”11

On 27 April 2011 Groff wrote to Epstein under the subject “Howard Lutnick Sunday 5pm”: “Howard Lutnick will come see you at 5pm on Sunday May 1st.”12 The Sent: field on that sheet carries no time zone, and the searches recorded at the foot of this page returned no second copy of it against which to fix one, so no clock time for it is given here; the hour named inside the message is the writer’s own and is likewise unzoned. On 2 May 2011, at 16:20:33 UTC by the RFC header, a correspondent whose name the producing party has barred wrote to Epstein: “The phone was Howard Lutnicks, it has been collected”.30

November and December 2012: the approach and the invitation to Little Saint James

The first message in this sequence came from Epstein’s office. On 20 November 2012 Lesley Groff wrote to Lutnick, whom the sheet’s To: line names, under the subject “Jeffrey Epstein”: “Hello Mr. Lutnick. Jeffrey Epstein understands you will be down in St. Thomas some over the holidays. Jeffrey requested I please pass along some phone numbers to you so the two of you can possibly get together. Any numbers you wanted to pass along to Jeffrey would be great as well.” The rest of that message passes along telephone contact lines; every value in them is barred.13 The same text is quoted lower down in two further November threads in the office files, and the time fields on all three copies name no time zone, so no clock time for the message is asserted here.31

On 19 December 2012, at 4:47:26 PM EST by the header on a sheet that forwards it, Matthew Gilbert answered Groff in that thread, passing telephone lines for Lutnick and for Allison Lutnick; both values are barred on the sheet.32 Later that day Lutnick wrote to Epstein under the subject “Sunday”. The message is quoted in a reply with the local header “December 19, 2012, 7:48:34 PM EST”; the copy sent from his own account carries the RFC header “Date: Thu, 20 Dec 2012 00:48:34 +0000”. Eastern Standard Time is five hours behind UTC, so the two headers name one instant.3334 It reads, on the copy sent from his account:

Hi Jeff,

We are landing in St. Thomas early Saturday afternoon and planning to head over to St. Bart’s/Anguilla on Monday at some point. Where are you located (what is exact location for my captain)? Does Sunday evening for dinner sound good? I have another couple (…) with me on my boat, and each of us has 4 children-3334

The line ends there under a redaction bar on that sheet, which is the producing party’s. The parenthesis is not. The second couple’s names are printed on the sheet, unbarred, and the ellipsis inside the quotation above is this page’s own suppression of two private individuals who are not the subject of anything here. That distinction is drawn because a reader meeting an ellipsis in a paragraph about redaction bars would otherwise credit the producing party with a withholding it did not make. What the sentence establishes, and what a quotation stopping earlier would lose, is that the trip Lutnick was describing was a family holiday: two couples travelling together on a boat with four children each.

The message reached Epstein through a forward from Groff at 9:33 p.m. on 19 December, under a line that names no time zone.34 Epstein replied at 02:50:52 UTC on 20 December, so that the thread reads as the 19th or the 20th depending which line of a header is read, with a single sentence: “come sat or sunday lunch? little st james on the map, behind christmans cove”.34 Groff forwarded that sentence to Lutnick under the heading “Below from Jeffrey:” at 9:37 a.m. on 20 December, a Sent: field that names no zone on either copy of the forward.352 Lutnick answered: “OK, lunch on Sunday. See you then.”235

On the same day the invitation also went to Lutnick’s office on a second track, in Epstein’s office’s own words. On 20 December Groff wrote to Matthew Gilbert: “Hi Matthew…to keep you in the loop…Jeffrey is asking if Howard and family could come to his island for lunch this Sat. or Sun…Jeffrey’s island is Little St.James on the map, behind Christmans Cove.” Gilbert answered “Thanks Lesley, it looks like Sunday is coming together. Howard is fine with you cc-ing me or forwarding to me any plans as we go, so no worries”, and Groff wrote back that she would “let Jeffrey know it looks like Sunday lunch is coming together”. The suspension points inside Groff’s first message are the sheet’s own, and none of those three lines names a time zone, so no clock time is asserted for any of them and they are not ordered here against the acceptance recorded above.36

Two points of transcription matter on this thread, because the text extraction is wrong about both and the images are not. First, the extraction of EFTA02152119 renders the send field as 12J20/2012 and Epstein’s sentence as “little st fames”; at 400 dpi the sheet prints 12/20/2012 and little st james.2 Second, that same extraction runs a Cc: recipient’s name into the start of Epstein’s sentence. At the image the header block is separate from the body: the Cc: line names “Austin, Candace” and “Lutnick, Allison”, every address value in the header block is barred, and Epstein’s sentence begins at “come sat or sunday lunch?”.2 No role, relationship or employer is supplied here for either named recipient, because the sheet supplies none.

The acceptance is where the thread’s two clocks diverge. One copy of it prints the local header “December 20, 2012 5:30:18 PM EST”;35 its twin prints the same message with an unlabelled Sent: field reading “Thur 12/20/2012 10:30:18 PM”.2 Five hours apart, and the same instant: the unlabelled field is UTC. Neither sheet withholds the timestamp; this is one timestamp printed two ways.

On 21 December 2012, at 14:37:31 UTC by the RFC header, Groff wrote a message opening “Hi Matthew and Candice”, asking: “might you be able to give [name barred] a few more details regarding lunch this Sunday…do you know if it will be just Howard and his wife? any kids coming along? Will they arrive JE’s island via their boat? and around what time is good for them…?? If you could pass along when you know that would be great.”35 The suspension points inside that passage are the sheet’s own. The message ends with a further line in which the people copied in are named under a bar, and a sign-off. Lutnick’s message of the 19th had already answered the question about children.

The same searches return what was then arranged. In a message timed 16:13:09 UTC on 21 December by the RFC header, Groff wrote to Epstein “confirmed 1:30”. Quoted beneath it is Epstein’s answer, “130”, and beneath that her own question: “Please see below…do you prefer the Lutnick’s and entire clan at 1 or 1:30 on Sunday?!”37 Quoted lower down the same sheet is the message she was relaying, sent that morning by Allison Lutnick and timed “December 21, 2012 9:49:28 AM EST”. Allison Lutnick introduced herself to Groff, said the party would be coming from Caneel Bay in the morning, and wrote: “We would love to join you for lunch. Please advise on timing and exactly where our boat should go. Would 1 or 1:30pm for lunch work? We are travelling on a yacht called Excellence and I am cc’ing the Captain.”37 Groff answered her “Hello again Allison…Jeffrey says 1:30 arrival will be great!” and asked a recipient whose name the producing party has barred to instruct the party on where the boat should go; Allison Lutnick replied “thank you!”, at 16:51:43 UTC by the RFC header on that sheet.38

On Sunday 23 December, in a message quoted lower down the sheet that carries the reply to it, under a line that names no time zone, Allison Lutnick wrote to Groff: “Hi Lesley. We are heading towards you from St. Thomas. Where should we anchor exactly? What is your phone number?” Groff replied that she was “actually not on the island”, that instructions would come from people whose names the producing party has barred, and that “I think they need to know what kind of boat you are on so they can instruct you properly”; at 16:45:08 UTC by the RFC header, Allison Lutnick answered “188 foot yacht”.39 No role or relationship is supplied here for her, because these three sheets supply none.

An earlier version of this page stopped at that message and said so, in a sentence that named its searches: Lutnick in combination with lunch, island and little st james, and date strings for 23 December in combination with Lutnick. That sentence was true of the searches it named and wrong about the record. A search built out of the vocabulary of the invitation cannot reach a message sent the following morning that uses none of those words, and the release holds one. The correction is set out in the two sections that follow, and the search actually run for this page is recorded under “What this page does not say” below.

24 December 2012: “nice seeing you”

At 6:17:46 AM EST on Monday 24 December 2012, the morning after the lunch that the exchanges above had fixed for 1:30, Epstein wrote a message whose subject line reads “please forward to howard lutnik” and whose whole body reads: “nice seeing you , read #2 dot three.” The recipient value is barred on that sheet.14 The copy addressed to Lesley Groff carries an unlabelled Sent: field of “Mon 12/24/2012 11:17:46 AM”, five hours ahead of the EST header and naming the same instant, and shows a file name, “TopTenDB.pdf”, on its face.41

Two forwards then went to Lutnick’s office. At 12:24:31 PM by an unlabelled Sent: field, a message under the subject “Jeffrey Epstein” read: “Good morning Howard. Jeffrey wished me to pass along the below to you:”, and beneath that, “Nice seeing you. Please read #2 dot three”. The sender value is barred on that sheet; Cantor Fitzgerald’s copy of the same message names the sender in a quoted header as Lesley Groff and times it “Monday, December 24, 2012 7:25 AM”, which is the same clock five hours behind, given to the minute.4243 Matthew Gilbert answered “Thanks!” at 14:03:48 UTC.43

The relayed wording is not Epstein’s wording. He wrote “nice seeing you , read #2 dot three.”14 and the office passed on “Nice seeing you. Please read #2 dot three”.4243 Both readings were taken at the image, and the difference is the office’s, not the extraction’s.

Separately, at 13:18:20 UTC, Lesley Groff sent a message under the subject “Jeffrey Epstein with attachment”, carrying an Attachments: field reading “TopTenDB.pdf” and the body “Please see below attachment from Jeffrey Epstein”, with Epstein’s message of 6:17:46 AM quoted beneath it.14 The file name is printed on the face of both sheets that carry it and was read at the image on each. Nothing on this page describes what that file contained, and nothing about its contents is inferred from its name or from the fact of its being attached.

What the 24 December message bears on is the question the earlier sentence left open. Epstein wrote “nice seeing you” on the morning after the arranged lunch and asked that it be passed to Lutnick.14 No document cited on this page states in terms that the lunch took place, and this page does not assert that it did. What the record establishes is narrower and is worth stating exactly: the release was never silent on the subject, and the search that reported silence was one the disconfirming document could not answer.

January 2013: two more messages from the office

The correspondence does not end in December either. On Tuesday 8 January 2013, at 19:19:12 UTC, Epstein sent Lesley Groff a message under the subject “send to howard lutnik” carrying an Attachments: field reading “20130108114617637.pdf”.44 At 19:25:41 UTC she wrote onward under the subject “From Jeffrey Epstein”, carrying the same Attachments: field, with the body: “Hello Howard. Please see attached from Jeffrey Epstein. Thank you, Lesley”.15 Those sheets establish the file name of the attachment and nothing whatever about its contents, and no inference about them is drawn here. Matthew Gilbert answered from Cantor Fitzgerald at 23:09:32 UTC, “Thanks, happy new year!”, and Groff replied the next morning at 12:58:22 UTC, “Same to you!”4546

One point of transcription matters on these sheets, and it is the reverse of the usual one. On Groff’s own copy of the 8 January message the To: value is a single quoted display string reading “Matthew Lutnick, Howard” against one barred address; on Cantor Fitzgerald’s copy of the same message the quoted header prints To: Lutnick, Howard.1545 The same mangled display string stands on the To: line of the 24 December forward and on the Cc: line of the 29 January message below, in each case against a single barred address.1416 All of these were read at the image: the string is printed on the sheets and is not an artefact of the text extraction. This page records the disagreement between the two sides’ copies and does not resolve it into a list of names, because the sheets do not supply one.

On Tuesday 29 January 2013, at 4:56:46 PM by an unlabelled Sent: field, a message went to “Howard Lutnick” under the subject “Fwd: forward to lutcnik”, reading: “Hello Howard. Jeffrey requested I send you the below link. Thank you,”. The sender value and the sign-off name are both barred, so no writer is named for it here. Below the line the sheet carries a byline, “by Jacob Goldstein”, a National Public Radio address for a piece of 28 January 2013 about Antigua and cheap downloads, and the line “January 28, 2013 3:07 PM”.16 Of the documents returned by the search recorded at the foot of this page, that is the last in which Epstein’s office writes to Lutnick until May 2018, when Lesley Groff twice wrote back to him with Epstein’s answers; those two messages are set out below.4748 The test behind that statement is recorded in the footnote.49

July 2013: Epstein is asked his opinion of him

On Wednesday 10 July 2013, at 4:35:10 PM by an unlabelled Sent: field, a correspondent asked Epstein: “What is your view on Howard Lutnick ? Just met him with PA.” Epstein’s whole answer was: “My neighbor smart”.20 The correspondent is not named on that sheet, and the line that would introduce the quoted question prints “On Wednesday, July 10, 2013, wrote:” with the name simply absent rather than barred, so no correspondent is named for it here. “PA” is not expanded on the sheet and is not expanded here.

Epstein’s three words are an assessment of Lutnick, not an allegation about him, and the only relationship they assert is the one the 2018 messages below and the 2025 reporting also describe: that the two men’s New York houses adjoined.

November 2015

On 3 November 2015 Groff forwarded to Epstein a message from Lutnick, with a contribution form and disclosure documents attached. The heading quoted here is Groff’s own Subject: field on the forward, which reads “Fwd: November 11th - Hillary Clinton Event at Cantor Fitzgerald…”; Lutnick’s Subject: line inside the forwarded block carries the same wording under the sheet’s export damage and prints “November 11th - Hillary Clinton =vent at Cantor Fitzgerald - …”. The body reads, and the characters are reproduced as the sheet prints them: “I would like to invite you to attend a very =ntimate fundraising event with Hillary Clinton from 5:30 PM to 6:30 PM =t the Cantor Fitzgerald Offices … on November =1th. Please R.S.V.P.”17 An address value inside that sentence is barred on the sheet and is not reproduced here. The sheet carries quoted-printable export damage throughout, verified at 400 dpi and not repaired here; the damage destroys the hour in the quoted date line, so no clock time is given for the message, and Groff’s own Sent: field carries no zone. No reply appears in the documents located by the searches recorded at the foot of this page.

November 2017: a solicitation in his honour, and one word

On Wednesday 8 November 2017 the Wall Street and Financial Services Division of UJA-Federation of New York circulated an invitation to a dinner honouring Lutnick. The message is signed by John Paulson as Chairman of the Wall Street Division and reads, in the parts that concern this page: “it is our privilege to be honoring our good friend Howard W. Lutnick, Chairman and CEO of Cantor Fitzgerald …, and Lee Fixel, Partner at Tiger Global Management, LLC at this year’s UJA-Federation of New York’s Wall Street Dinner on December 11th 2017”, and “As Chairman of the Wall Street Division, I want to make sure that as a close friend of the Lutnicks, you are aware of the event and have the opportunity to support them.”50 A bar covers the characters following “Cantor Fitzgerald” in the first of those passages, and is not repaired here.

Those are John Paulson’s words, in a fundraising solicitation, addressed to Epstein. They are evidence of what the letter’s author wrote to the person he was asking for money. They are not a statement by Lutnick, they are not evidence of what Lutnick knew, said or believed about Epstein, and nothing on this page treats them as either.

The message reached Epstein through a forward timed “Wed, Nov 8, 2017 at 2:32 PM” whose sender value is barred. At 21:33:52 UTC Epstein forwarded it onward to Richard Kahn under the subject “Fwd: UJA Wall Street Dinner honoring Howard Lutnick”, with the attachment “Wall_Street_Dinner_Invitation_Package.pdf”, and the whole of his own message was one line: “50k”. The solicitation’s schedule of journal levels, printed on the same sheet, runs from $150,000 to $5,000 and includes “$50,000: Platinum Page (includes 10 seats)”.50

No document cited on this page states that any payment or pledge was made, that Epstein attended the dinner, or that Lutnick knew of the forward or of the word Epstein sent with it. None of those things is asserted here, and the reader should not supply them. No role, title or relationship is supplied here for Richard Kahn, because the sheet supplies none.

May 2018: the objection to a neighbouring development

On 20 May 2018, at 10:42:22 PM EDT by the header on the forwarded copy, Lutnick wrote under the subject “Frick”: “Are you aware as to them building to block our park views. What should we do about it? Time is of the essence”.18 Groff forwarded it to Epstein on 21 May, under a line that names no time zone, with the words “Please see below.”; Epstein answered at 13:15:59 UTC by the header, “no i was not.”18 Forty-six minutes later, at 14:01:15 UTC, Groff wrote back to Lutnick under the subject “Re: Frick”: “Hello Howard…I have passed your email on to Jeffrey…he has responded he was not aware…thank you for letting us know…”, signing “Lesley” over the line “Assistant to Jeffrey Epstein”.47 The suspension points in that message are the sheet’s own, and that line is the only place on any sheet cited here where her role is stated in her own words.

On 27 May 2018, at 8:34:46 PM EDT by the header on the forwarded copy, Lutnick wrote to Epstein directly:

You should put in a letter. I’m sending a lawyer. Don’t ignore this. They will build exactly across from you 1. A bus and group entrance, 2 a loading dock for party rentals (used almost every weekend), 3 a massive building to block your sunlight and views.

They are trying to jam it through, it matters that we fight. My real estate lawyer is attending and will vehemently object.

Write a letter and send a lawyer. Delay at least so they don’t pass it tomorrow. Supposedly the chairperson retires tomorrow after this meeting do it must be stopped. If they want more space, why not buy the adjacent building townhouse/gallery on 70th, which is for sale.19

Groff forwarded it to Epstein on 27 May, under a line that names no time zone; Epstein replied the following morning, at 09:28:32 UTC by the header, “Will do”.19 At 13:43:28 UTC that answer went back to Lutnick, in a message whose sender value is barred, reading in full: “Jeffrey has responded: WILL DO!”48 The lower case of Epstein’s own reply and the capitals of the relay are each as its own sheet prints them, and neither is corrected against the other.

Beneath Lutnick’s message on the same sheet is a further forwarded message from Babak Yaghmaie, which reads in part “Please see the letter we submitted on Friday. I understand getting a similar letter in will be helpful, as will an appearance.”19 That sheet supplies no title for him; the twin sheet carries his signature block, which prints “Babak (Bo) Yaghmaie” over the firm name “Cooley”, and which is the only place any sheet cited here supplies an affiliation for him.48 These are the latest documents returned by the search recorded at the foot of this page in which Lutnick himself is a correspondent. Epstein’s New York house is the subject of a separate page; see 9 East 71st Street.

His own account, and later scrutiny

Axios reported on 1 October 2025, under the headline “Lutnick calls ex-neighbor Epstein ‘greatest blackmailer ever’”, that “Commerce Secretary Howard Lutnick called Jeffrey Epstein, his former neighbor, the ‘greatest blackmailer ever’ during a new interview”, and that the comments “contrast with the Justice Department’s and FBI’s July findings that there’s ‘no credible evidence’ that the sex offender blackmailed prominent individuals or kept a ‘client list.’”21 The remainder of that article is behind the publisher’s paywall and was not read. An FBI press digest of the same date summarises the same article and adds that Lutnick “described leaving Epstein’s home immediately after seeing a massage table, speculated his activities were recorded, and questioned the leniency of Epstein’s 2008 plea deal”; those are the digest’s words summarising the interview, not the interview’s own, and the underlying interview was not obtained.51

Axios reported on 27 February 2026 that “Senate Democrats are demanding more information from Commerce Secretary Howard Lutnick about his connection to the late Jeffrey Epstein”, and that scrutiny had intensified “after it was revealed that he was in contact with Epstein as recently as 2018.”23 The 2018 messages set out above are in the release. That article is also behind the publisher’s paywall; the underlying congressional correspondence was not located and is not described here.

What this page does not say

  • It does not say that the 2012 correspondence and the July 2013 investment are connected. No document located by the searches below joins them, and adjacency in a document release is not evidence.
  • It does not attribute to Lutnick any role, title or employer beyond “President” of CVAFH I LLC, which is printed on the instruments he signed, and the office he now holds, which is taken from published reporting of 2025 and 2026 and from an FBI press digest quoting it, and not from any of the 2011–2018 documents described here.
  • It does not assert that the release holds nothing else about him. The search run for this page, against the release’s full-text index only, was the surname family Lutnick OR Lutnik OR Lutznick OR Lutcnik, which returns 270 distinct documents. Of the four forms, Lutnick returns 246 and Lutnik 27; Lutznick returns none, and Lutcnik returns two, both of them Epstein’s office misspelling its own subject line. Those 270 documents were sorted by the dates printed inside them and read in that order. Run alongside them were "Howard Lutnick", "Howard W. Lutnick", "Lutnick, Howard", "H Lutnick", Adfin*, "AdFin Solutions", CVAF*, "Cantor Ventures", "Cantor Opportunities" and "Cantor Fitzgerald", together with the exact timestamp strings used to fix the time zones above. Documents that name him in none of those forms are not described here.
  • It does not claim that this search is adequate, only that it is reproducible. An earlier version of this page enumerated a narrower search and drew a conclusion from what that search returned. The search was reported accurately and the conclusion was wrong, because the enumerated terms were taken from the vocabulary of the documents already found and so could not reach the documents that answered them. Enumerating a search set makes a claim reproducible; it does not make it adequate. The December 2012 and January 2013 messages above were found by date order, not by keyword.

Every document returned by the surname search was scanned for a To: or Cc: header line naming Lutnick and the results sorted by date; thirty documents carry such a line. The latest before May 2018 is the message of 29 January 2013 cited above, and the two of May 2018 are cited in that section. That test is known to under-count, because on at least one sheet the To: label and its value print on separate lines and a line-based test does not see them. The statement therefore rests on the date-ordered reading of all 270 documents, of which this test is a cross-check and not the whole of the evidence.
