A street address that the documents treat as an institution. Jeffrey Epstein’s Palm Beach house is not usually described in the released files; it is used — as a company’s registered office, as the mailing address a director gives, as the heading of a fifty-nine-page staff manual, as a parcel itemised for forfeiture by lot and plat book, as a line on an asset schedule, and as the subject named in the title of a filing. This page is about the property and the instruments that name it.

What this page covers, and what it does not

This page makes no allegation and records none. It does not cover the conduct alleged to have taken place at this house, by anyone, in any forum. It does not describe any offence, does not reproduce or characterise any complainant’s account, and does not count or describe complainants. No document is cited here for anything it records about a survivor or a complainant. One of the eleven documents cited here is a civil complaint of March 31, 2010, brought under a fictitious name, and this page uses only the schedule of property in paragraph 8 of its statement of facts: it takes nothing from that filing’s narrative, and it reproduces neither its docket number nor the plaintiff’s designation.10 Documents in the release that would otherwise answer questions a reader may have about this property — among them a federal request for a title report and an appraisal of it — fall outside that scope and are not used here, and their absence here is a limit on this page and not a statement about the record.

The investigation that ran at this address, and the search of October 20, 2005, belong to the Palm Beach Police Department investigation. The people who worked in the house have their own pages: Janusz Banasiak, who managed the property from 2005 to 2017, and Alfredo Rodriguez, house manager from November 2004 to May 2005.

Where the producing party has covered a name or a line on a sheet cited here, this page writes around it. It does not supply the covered words from context, does not characterise them, and does not reason about whom they belong to.

Ownership and the corporate record

The earliest document read for this page that puts Epstein at the address is a Florida Department of State company record. It gives Financial Trustees, Inc., a domestic for-profit corporation, with its mailing address and its registered office both at 358 El Brillo Way, a filing date of 12/14/1990, and a registered agent printed as “EPSTEIN. JEFF”; the status is “INACTIVE” and the last annual report it lists was filed in 1999.2 The record appears inside a commercial records report in the JPMorgan production and is not a certified copy; it says so on its own face. The page on the Financial Trust Company sets out why this Florida company should not be confused with the Virgin Islands corporation of a similar name.

In another corporate filing the address stands against Epstein’s own name, as his mailing address. The certificate of incorporation of The C.O.U.Q. Foundation, Inc., a Delaware non-profit, non-stock corporation, lists under its Seventh article “The names and mailing addresses of the members of the initial Board of Directors”, and against “Jeffrey E. Epstein” it prints “358 El Brillo Way / Palm Beach, Florida 33480”.12 That instrument, and what became of the Foundation, are on the C.O.U.Q. Foundation page.

By the time the estate was opened the house was not held in Epstein’s own name at all. The petition for probate and letters testamentary, filed February 14, 2020, lists it among personal property rather than real property, on stacked lines reading “10,000 shares of Laurel, Inc., a U.S. Virgin Islands Corporation, which holds title to / 358 El Brillo Way / Palm Beach, Florida 33480”, valued at $12,380,209.00.5 The same schedule holds the New York house through Maple, Inc. and the New Mexico ranch through Cypress, Inc., in the same form.5 The page on Laurel, Inc. carries the company’s formation in November 2011, its officers, its franchise tax reports giving its business as “Holding Property for Personal Use”, and the Government of the Virgin Islands’ pleading that the Palm Beach property was transferred to it in or about December 2011.

A commercial title-search report on the property was delivered on August 19, 2019. A one-sheet covering e-mail in the release, dated August 21, 2019, forwards the message that delivered it, from Jade Data Research, Inc. — “Attached please find your report and related copies for the property located at: 358 El Brillo Way, Palm Beach, Fl” — with attachments named on the message.13 No document read for this page says when the search itself was run. The sender and the recipient of the covering message are blacked out, and this page attributes it to the document and to no person.

The parcel, as a forfeiture allegation describes it

The most exact description of the property in the files read for this page is in a charging document that was never brought. It is a draft federal indictment captioned in the United States District Court for the Southern District of Florida, and its “Case No:” line is blank.6 The page on that document sets out, from the page images, that it is fifty-six sheets long, that its cover carries a handwritten “old Draft”, that no date appears anywhere on it, and that the foreperson’s line and both signature lines for the prosecutors are blank. What follows is therefore a charge contemplated, not a charge brought, and the property description is an allegation in a pleading that was never filed.

Two of the draft’s three forfeiture sections itemise this house. Forfeiture 2 would have the defendants forfeit property “used or intended to be used to commit or to promote the commission of such offense, including but not limited to the following”:

A parcel of land located at 358 El Brillo Way, Palm Beach, Florida 33480, including all buildings, improvements, fixtures, attachments, and easements found therein or thereon, and more particularly described as: Being all of Lot 40 and the West 24.3 feet of Lot 39, El Bravo Park, as recorded in Plat Book 9, Page 9, in the records of Palm Beach County, Florida3

A second parcel follows it, and it is the water frontage:

BEING that portion lying West of Lot 40, El Bravo Park, in Section 27, Township 43 South, Range 43 East, as recorded in Plat Book 9, Page 9, Public Records of Palm Beach County, Florida, being bounded on the West by the West side of an existing concrete seawall and the northerly extension thereof as shown on the Adair & Brady, Inc., drawing IS-1298, dated March 25, 19814

That parcel is given as “containing 0.07 acres, more or less”, and the itemisation closes “Pursuant to Title 18, United States Code, Section 2253.”4 Forfeiture 3 itemises the same two parcels on a different statutory basis, 18 U.S.C. § 1594(b), and attaches to a different group of counts.7

The household manual

The release carries the house’s own operating document: fifty-nine sheets headed HOUSEHOLD MANUAL over the printed lines “358 EL BRILLO WAY / PALM BEACH, FL 33480”, with the date 14 February 2005 in the footer of each page.1 It is written for staff, and its introduction says it “is designed to give you the proper guidance and assistance to perfonn your duties to the best of your ability, while ensuring a consistently high level of service” — the sheets print “perfonn” for “perform”, and this page follows them.14 Janusz Banasiak, who began as property manager that month, later identified the manual as a government exhibit in the prosecution of Ghislaine Maxwell; his page carries that identification and the manual’s standing rule of conduct for staff.

Read as a description of the property, the manual is an inventory of the house. Its contents page runs through a master bedroom and master bathroom, a separately listed “Ms Maxwell’s Bathroom”, guestrooms and guest bathrooms, an exterior, “The Cabana”, “Vehicles and Bicycles”, an interior and a shopping list, then cleaning and maintenance schedules, laundry, office supplies, mail and deliveries, breakfast service, standby duties and emergency procedures, and closes with a “Supplement: Contact Telephone Numbers”.15 No value from that supplement, or from any other part of the document, is reproduced on this page. Room by room the checklists name a pool and pool deck, sidewalks, a terrace and patios, awnings, landscape lighting and a fence;16 a cabana with a desk, a copier, a stereo and a computer, where the standing instruction is to “Check that computer will access the lntemet and Bloomberg”;17 and a living room with “Ms Maxwell’s Desk” as a named station in it.18 Among the duties for the cars: “Place $100 in the glove compartment or center console of each car.”19

The telephone section gives the house a name. Staff are told that if an incoming line is one of Epstein’s or Maxwell’s, they answer: “Good morning / afternoon / evening, Epstein / Maxwell residence.”20 The next sheet sets out what the house does not say to a caller:

Unless otherwise instructed, NEVER disclose Mr Epstein or Ms Maxwell’s activities or whereabouts to anyone.21

and, on the same sheet, two rules about the property itself: “Entrance gates to the property must remain closed when Mr Epstein is not in residence”, and “The security of the house and of Mr Epstein, Ms Maxwell and their guests, is your first consideration and should be uppermost in your consciousness.”21

This page quotes the manual only for what it says about the building, its rooms and its standing instructions to staff. It names no household employee from it, reproduces no contact value from it, and reproduces items from only four of its checklists — the exterior, the cabana, the vehicles and bicycles, and the interior — and from no bedroom or bathroom checklist.

The 2009 surveillance camera proposal

A four-sheet vendor proposal in the release is headed “Surveillance Camera System / Epstein Residence / 358 El Brillo Way / Palm Beach, FL”, over the line “REV” and the date July 21, 2009.22 Its objective paragraph reads: “Provide a camera system consisting of two day/night IR bullet cameras that view the garage/staff parking area, front parking, and people arriving at the front door. One bullet camera mounted on an extension arm looking at the dock.” It adds “Two small dome cameras will be installed in the Service entry hallway”, and offers “an option for a few additional cameras, including one observing the pool, one observing the East side of the home, and two gate call box cameras at the entrance to the property.”22

Sheet by sheet the proposal maps the building a second time, independently of the manual: a camera on the eave near the south-east corner of the house for the staff parking area; two dome cameras in the interior garage hallway, one on the service door and one on the garage entry door; a replacement three-gang call box at the front door housing the existing door phone and a new pinhole camera; a camera above the centre door on the second-floor balcony, directly above the front entrance; and, for the water frontage, a camera “mounted on an extension arm, to get it in the proper position to look down the full length of the dock”, wired from the exercise room.2324 The recorder is to be the customer’s own, installed in an existing rack in the service closet, and “With the proper password, the cameras may be accessed from any computer with internet access.”2224

The quoted total is ”$ 11,355.12” for equipment with tax, with installation at $3,325.00 and the bullet-camera wiring billed hourly; the terms are “90% of System Total is due upon acceptance of proposal, 10% upon completion to customer satisfaction.”25 The closing block prints “Accepted By:” and “Date:” above rules, and the released text renders nothing after either; whether anything is written on those rules is a question for the page image, which this page did not have, so this page does not say that the proposal was accepted or that it was not.25 Nothing read for this page shows whether the system was installed.

The motion in limine of October 2021

A filing in the prosecution of Ghislaine Maxwell carries the address in its own title: Ghislaine Maxwell’s Motion in Limine to Exclude Items Purportedly Seized During Search of 358 El Brillo Way on October 20, 2005, Document 391 on the docket of the Southern District of New York. The electronic filing stamp across the head of every sheet reads “Filed 10/29/21”; the motion itself is dated “October 18, 2021” above the signature block, and the certificate of service is given as of the same day.89 The caption on the face page gives the case number as “20 Cr. 330 (AJN)” while the filing stamp above it reads “1:20-cr-00330-PAE”; both are printed on the sheet and this page does not reconcile them.8

What the motion says about the items it describes as purportedly seized from the house falls into three headed categories, and the headings are the document’s own: Message Pads; “CPU’s,” “Zip CD’s,” “CD’s,” and “Flash Cards”; and Photos.26 Of the second it argues:

The search warrant inventory identifies numerous electronic storage devices as having been seized. However, no actual inventory of the alleged contents of these drives appears to have been prepared by anyone in the Palm Beach Police Department.26

Of the third: “The inventory also lists the seizure of “Photos.” Many of the photos are not identified with any particularity.”26 And on the record of what was taken and what became of it:

Significantly, the Palm Beach Police Department Property Receipt/Search Warrant Return (Government Exhibit 295), attached as Exhibit A, is cursory, and reflects items moved in and out of the property department. Detective Recarey is dead, and no record custodian exists that can identify what was (1) seized; (2) what was maintained by the Palm Beach Police Department and by whom; (3) what was returned and (4) what was purportedly transferred to the FBI.27

The motion asks the court to “exclude from trial all items purportedly seized during search of 358 El Brillo Way on October 20, 2005 and Government Exhibit 295, the affidavit.”9 These are a defendant’s contentions in a motion, not findings. This page reports what the motion argued and does not adopt it; nothing here says what was or was not taken from the house, or what any item was. The filing’s earlier sheets recount the investigation and the accounts given to it, and nothing from those sheets is reproduced here. The investigation page carries the search itself and what the Office of Professional Responsibility recorded about it, and Joseph Recarey has his own page.

Two valuations, and they differ

The record does not give one value for this house, and this page prints neither figure as the valuation.

The lower figure is an allegation in a pleading. A civil complaint filed in the United States District Court for the Southern District of Florida on March 31, 2010, brought under a fictitious name, lists Epstein’s properties in paragraph 8 of its statement of facts, and that sentence reads in part “He also owns a $6.8 million mansion in Palm Beach, Florida, a $30 million 7,500-acre ranch in New Mexico…”.10 This page cites that filing for its property schedule and for nothing else, and reproduces nothing else from it.

The higher figure is a schedule prepared for a court, and it comes with its own warnings. An “ASSET SUMMARY - JUNE 30, 2019”, docketed by order of the district judge among documents discussed at a bail hearing, gives 358 El Brillo Way at $12,380,209 in a list of six properties.11 Its own notes read that “All properties are valued at assessed values as per the most recent property tax bills”, and a further note records that the United States Attorney’s office for the Southern District of New York had stated a value of $77,000,000 for one of the listed homes against the market value shown — read at the sheet, that note is keyed to the New York house, not to this one.11 The same $12,380,209.00 is carried forward onto the estate’s probate petition of February 14, 2020.5

The two figures differ, and the difference is about $5.6 million on one house — that is a subtraction between the two figures printed above, and not a figure either document gives. The same pair of documents disagrees a second time, on a different property: the 2010 complaint’s sentence gives the New Mexico ranch at “$30 million” where the 2019 schedule gives $17,246,208.1011 A reader should treat neither document as settling what this house was worth: one is a plaintiff’s allegation and the other is an assessed-value schedule that says on its face that it is one.

The address in the released files

Searched on October 22, 2026, the exact phrase “358 El Brillo Way” appears on 4,802 sheets of 2,892 documents, against a corpus of 1,425,556 documents / 2,925,025 sheets; widening to “El Brillo Way” gives 5,422 sheets of 3,205 documents, which includes other houses on the same street.28 These are counts of sheets on which the address is printed, not counts of events, and a document copied many times in a production is counted once per copy.

The kinds of record are ordinary, which is the point: the house is where mail went. One example read for this page is a plant-maintenance invoice dated 1/4/2010, billed to “Epstein Residence / 358 El Brillo Way”, for December maintenance over nine listed service dates.29 Elsewhere in the release the address is a shipping line on a 2017 retail order (Gervaise Gerstner), an entry on a Palm Beach civil witness list and the place a process server went in 2013 (Janusz Banasiak), and the house from which telephone message pads were taken (David Copperfield).

How the documents on this page were read

Five of the eleven documents cited here have a page image in this project’s store, and every sheet quoted from them was rendered and read at that sheet’s own native resolution rather than at a higher one: the motion in limine at 300 ppi, and the C.O.U.Q. certificate, the probate petition, the asset summary and the 2010 complaint at 96 ppi. The printed Bates stamps named in the footnotes for the motion in limine were read at those images. On the other four, the foot of each sheet was measured against the body of the same sheet and carries no printed stamp, so those are cited by document and served page and no stamp is named for them.

For the remaining six — the household manual, the camera proposal, the draft indictment, the Florida company record, the title-report e-mail and the invoice — no page image was available to this page. Those quotations follow the released text; no stamp is asserted for any of their sheets, and no statement is made here about what is or is not written in ink on any of them.

Quotations here follow the sheets exactly, including the sheets’ own spellings. Where a quotation crosses a line break in the released text the break is rendered as a single space and nothing else is changed; where a quotation is cut, the cut is marked.

Limits of this page

This page does not say when or from whom Epstein acquired the property, because no document read for it records the acquisition. It does not give a floor area, a room count, a year of construction or a sale price, and it does not say what became of the building, because no document read for it carries those facts. It does not describe the house’s appearance. It does not name any household employee from the household manual, and reproduces no telephone number, fax number, e-mail address or other contact value from any document cited here. It does not identify anyone whose name a producing party has covered on a sheet cited here, and it draws no inference about who they are.

  3. Same draft federal indictment; see the page on this document for its unsigned, undated and unfiled state. Forfeiture 2, served p.53. It opens “Upon conviction of any of the violations alleged in Counts 2, 3, 5-50, 59, 60, of this indictment, the defendants, JEFFREY EPSTEIN,…” and, after a span the producing party has covered, resumes “…shall forfeit to the United States any property, real or personal, constituting or traceable to gross profits or other proceeds obtained from such offense; and any property, real or personal, used or intended to be used to commit or to promote the commission of such offense, including but not limited to the following: a. A parcel of land located at 358 El Brillo Way…”. These are two quoted spans, not one: nothing is written across the covered span and nothing is supplied into it. 4. Same document, served p.54, the second itemised parcel, continuing from p.53. The description is given above to “dated March 25, 1981”; the sheet continues “and bounded on the East by the shoreline as shown on the plat of El Bravo Park, and bounded on the North and South by the Westerly extensions of the North and South lines respectively of Lot 40, containing 0.07 acres, more or less.” The itemisation closes “Pursuant to Title 18, United States Code, Section 2253.” Quotations cross line breaks rendered as single spaces. https://epstein-data.com/EFTA01703108 p.54. ↩ ↩2 ↩3

  5. Petition for probate and letters testamentary in the Estate of Jeffrey E. Epstein, Superior Court of the Virgin Islands, filed as an exhibit on February 14, 2020. Read at the image at the sheet’s native 96 ppi. Under “PERSONAL PROPERTY” the schedule prints “10,000 shares of Laurel, Inc., a U.S. Virgin Islands Corporation, which holds title to / 358 El Brillo Way / Palm Beach, Florida 33480” against ”$ 12,380,209.00”, with 9 East 71st Street held through Maple, Inc. and 49 Zorro Ranch Road through Cypress, Inc. in the same form on the same sheet. 6. Draft federal indictment, served p.1. The sheet prints “UNITED STATES DISTRICT COURT / SOUTHERN DISTRICT OF FLORIDA” above seven federal statutes, then “Case No:” followed by nothing, then the parties and the word “INDICTMENT”. The names of the co-defendants are covered by the producing party and are not supplied here. This project holds no page image of this document; read in the released text. https://epstein-data.com/EFTA01703108 p.1. ↩ ↩2

  7. Same document, Forfeiture 3, opening on served p.55: “Upon conviction of any of the violations alleged in Counts 4, 51-58, of this indictment…” — the sentence continues past the cut, and the co-defendants it names there are covered by the producing party, so it is not carried further here. The section itemises the same two parcels and the itemisation closing “Pursuant to Title 18, United States Code, Section 1594(b).” The printed lines “A TRUE BILL” and “FOREPERSON” follow immediately on the same sheet; whether anything is written beneath them is a question for the page image, which this page did not have, and the page on this document reports it read at the image. https://epstein-data.com/EFTA01703108 p.55. ↩ ↩2

  8. Ghislaine Maxwell’s Motion in Limine to Exclude Items Purportedly Seized During Search of 358 El Brillo Way on October 20, 2005, United States v. Maxwell, Document 391, eleven sheets. Read at the image at the sheet’s native 300 ppi; served p.1 carries the printed Bates stamp DOJ-OGR-00005726. The title is printed in capitals on the sheet. The filing stamp across the head reads “Case 1:20-cr-00330-PAE Document 391 Filed 10/29/21 Page 1 of 11” and the caption beside the parties reads “20 Cr. 330 (AJN)”. Counsel’s office addresses and telephone numbers printed on this sheet are not reproduced. https://epstein-data.com/DOJ-OGR-00005726 p.1. ↩ ↩2 ↩3

  9. Same filing, served p.9, the document’s own printed page 6. Read at the image at native 300 ppi; the sheet carries the printed Bates stamp DOJ-OGR-00005734. It prints the conclusion quoted above and, beneath it, “Dated: October 18, 2021”. The certificate of service on the last sheet of the filing certifies electronic filing “on October 18, 2021” and lists four prosecutors by name; their e-mail addresses, printed there, are not reproduced. https://epstein-data.com/DOJ-OGR-00005726 pp.9, 11. ↩ ↩2 ↩3

  10. Civil complaint filed in the United States District Court for the Southern District of Florida on March 31, 2010, twelve sheets, brought under a fictitious name. Read at the image at the sheet’s native 96 ppi, served p.2, paragraph 8 of the statement of facts. The sheet reads “He also owns a $6.8 million mansion in Palm Beach, Florida, a $30 million 7,500-acre ranch in New Mexico he named “Zorro,"" and continues; the quotation in the body is cut after “New Mexico” and the cut is marked, so that the sheet’s own quotation marks around the ranch’s name are not reset inside a quotation. The quotation crosses one line break in the released text, rendered as a space. Only paragraph 8’s property sentence was read on this sheet; nothing else from this filing is reproduced, characterised or counted, and the docket number and the plaintiff’s designation are not printed here. The foot of the sheet carries the document’s own folio “Page 2 of 12” and no printed Bates stamp. https://epstein-data.com/EFTA02732325 p.2. ↩ ↩2 ↩3 ↩4

  11. “ASSET SUMMARY - JUNE 30, 2019”, the third sheet of a three-sheet exhibit whose second sheet is an order of the district judge dated July 15, 2019 directing the clerk “to docket the enclosed documents which were discussed at today’s bail hearing”. Read at the image at the sheet’s native 96 ppi. The property rows give 9 East 71st Street at $55,931,000; 49 Zorro Ranch Road at $17,246,208; 358 El Brillo Way at $12,380,209; 22 Avenue Foch at $8,672,823; and the two island parcels. Read at the image, the marker keying the $77,000,000 note sits against the 9 East 71st Street row and not against this house’s row, which is why this page says the note is about the New York house. The sheet carries a “SEALED DOCUMENT” stamp at its head. The foot of each of the three sheets was measured against the body of the same sheet and carries no printed Bates stamp, so this is cited by document and served page. The order quoted above stands on served p.2 and the asset summary on served p.3. https://epstein-data.com/EFTA02845981 pp.2-3. ↩ ↩2 ↩3 ↩4

  12. Certificate of incorporation of The C.O.U.Q. Foundation, Inc., a Delaware non-profit, non-stock corporation, within Epstein’s Florida supervision file. Read at the image at the sheet’s native 96 ppi: the Seventh article is headed “The names and mailing addresses of the members of the initial Board of Directors (the “Board”) of the Foundation are as follows:” above a two-column table headed NAME and MAILING ADDRESS, whose first row reads “Jeffrey E. Epstein” against “358 El Brillo Way / Palm Beach, Florida 33480”. Nothing is reproduced here from the other rows of that table. The foot of the sheet was measured against the body of the same sheet and carries no printed Bates stamp, so this is cited by document and served page. https://epstein-data.com/EFTA00181807 p.404. ↩

  13. Covering e-mail of August 21, 2019, subject “FW: 358 El Brillo Way, Palm Beach, FL”, one sheet, forwarding a message of August 19, 2019 from Jade Data Research, Inc. reading “Attached please find your report and related copies for the property located at: 358 El Brillo Way, Palm Beach, Fl”. The sender and recipient lines of both messages are blacked out and are not supplied here. The attachment file names and the vendor’s search number are not reproduced. This project holds no page image of this document; quoted from the released text. https://epstein-data.com/EFTA01659348 p.1. ↩

  14.
