My gut feel is that given his illness, it's not so much about the money, as about who ends up with his special project, which he clearly devoted a huge amount of time and energy in creating. With your charm, charisma and above all previous experience with developing amazing homes from scratch, he might just be swayed that you would be a suitable new owner who would respect what he has done. It's not worth a cent more than $25m in this current market and even that is more than fair (who else apart from a few Qataris (who don't get this project anyway) are investing sums like this in North Africa?
