Debra has the independent funds but may not want to significantly deplete them with this planning technique. If Leon were to gift her additional funds to replace them, that could be a problem (step transaction resulting in gift to Leon). Even if we wait a couple of years, until all contributions to the townhouse are complete, I think we may have to keep the newly gifted funds segregated from her "old and cold" independent funds.
