Winter is ending soon and you can get a heater in the mean time. The reason I was thinking this is that, that fine dust gets in everywhere no matter how well things are sealed off, with all your clothes out of cupboards it will be a nightmare if they all get that fine dust all over them. Why don't you spend the summer getting yourself settled and all your things where you want them and then have them do the fireplace at the end of summer so its ready for winter. Then you can seal off the cupboards as well as the rooms preventing your clothes from getting messed up. Do you think you could get a commitment from them to do it then? The geyser is an easy thing to do, they'll do it in less than a day. Any other little things you need to do to make your place comfortable will be easy enough without to much stress.
