The comps in the building don't exist as it's the largest apt in the building. The one that is the closest that sold last year was 2 rooms smaller and done sold for 6.3. I think we can get it for 4.8 and ill fix it up and live in it until they take me out in a box and if they real estate mkt keeps going up which it always does over time it will be clearly worth way north of 6.3 especially after I redo the bathrooms and downstairs... thoughts?
