However, if there is an issue that your guy found that we are unaware of, your proposal is not practical because we need to have a list of "issues" first. The owner cannot say he will or will not fix something if he does not even know the problem exists. From the owner's perspective, he has taken care of the house and loved living in it, and with all the recent repairs due to the storm, the new buyer is getting a lot of new equipment, electrical, etc. With that said, the owner is reasonable and will fix items that should be working (like elevator, AC hooked up and operational, etc). Of course, it is an as-is transaction, but anything we said would be delivered in working order will be. I would think 6 weeks should be fine.
